The duration is decided between the landlord and the tenant, although the law requires automatic contract renewal for the first 5 years (7 years if the landlord is a company).

The owner (if a natural person) cannot do that unless he/she needs the property for personal use, or for his/her parents, children or spouse, and at least one year has passed since the contract was signed.

Only if the rental contract stipulates a rent increase. It is normal for all contracts to contain a rent increase clause, where the increase is linked to the RPI (which tends to be roughly between -1% and 2%).

The deposit must be at least equivalent to one month’s rent, although the landlord can request 2 months as an additional guarantee. This should be agreed upon in advance between landlord and tenant.

This is an insurance designed to cover the cost of any defaulted payments. It often also includes legal advice and cover for robbery and theft. The cost of this type of insurance is usually around 5% of the price of rent.
