The importance of the Energy Certificate: what you should know (yes or yes)

The Energy Certificate (CEE) is a report that many people know, but few know exactly what it is, and what it is for. The Energy Certificate helps you to know what the energy saving capacity of a home is and its CO2 emissions.

 

The objective of this regulation is to make everyone aware of the importance of reducing energy consumption in homes.

The Energy Certificate is mandatory in Spain since June 2013 both to be able to rent or sell any home.

What do the letters on the energy certificate mean?

 

  • A – Represents the highest energy efficiency.
  • B – High level of efficiency.
  • C – Average level of efficiency
  • D – Normal efficiency.
  • E – It shows us that the house has little energy efficiency.
  • F –We have a little efficiency
  • G –It does not have any type of energy efficiency.

 

What are the obligations of the energy certificate?

 

The obligation to have the energy certificate comes from the moment you start to market a home, for sale or rent, and it is mandatory to add it to all the advertising you carry out.

A common practice is to state that the energy certificate is “pending.” This is an option that should not go beyond the 5 – 10 days it takes to make a certificate … according to idealista, there are already several autonomous communities that are sanctioning, both individuals and real estate, for spending months with the CEE in Procedure.

 

What are the energy certificate exceptions?

 

There are cases in which the energy certificate is not mandatory, in a sale.

  • Homes that are not inhabited for more than 4 months a year
  • Properties in demolition
  • Parking spaces, storage room or non-habitable premises (raw)… In the latter case, the owner will be obliged to have the energy certificate once the premises are conditioned.In all these cases, the owner must sign a responsible declaration document.

 

What happens if I don’t have the Energy Certificate?

If you do not have the Energy Certificate, or it is expired (it expires ten years after its issuance), or you have falsified any data, it can have serious consequences.

Law 8/2013 includes penalties of 300 to 6,000 euros.

The fines are directed to the owner, the real estate agent or the technician who generated the certificate, never the tenant or the buyer.

Remember that the energy certificate must be registered with the competent body of the autonomous community.

How much does an energy certificate cost?

The price is not regulated by any public administration, it is the companies that decide the prices, and for this reason we see so many price variations, especially if we compare different municipalities

The price varies depending on the property and its dimensions, for a standard home of about 100 m², the price is usually between € 60 and € 150.

 

My recommendation is that once you go to market a property, do the energy certificate, since sooner or later you will have the obligation to do so to formalize the sale or rental.
